NEW FHA Loan Limit Raised to 400K in Clark County for Single Family Residences! $8,000 Tax Credit - First Time Home Buyers! Homebuyer Tax Credit - The bill provides for a $8,000 tax credit that would be available to first-time home buyers for the purchase of a principal residence - **NOW EXTENDED thru end of April 2009 with a closing by June 30, 2010** The credit does not require repayment. Most of the mechanics of the credit will be the same as under the 2008 rules: the credit will be claimed on a tax return to reduce the purchaser's income tax liability. If any credit amount remains unused, then the unused amount will be refunded as a check to the purchaser. **Take advantage of the extension - call us to help!** How is the Real Estate Market in the Las Vegas area? No Secret - BUYER'S MARKET!! Are we at a bottom? Well, it's true, there's been a Historic amount of Foreclosures in the Greater Las Vegas & Henderson area, but also a SURGE in sales! In February thru July 2008, there was a continued decrease in home values, but in the 3rd and 4th quarter of 2008, a BIG bump in sales! July thru December 2008 were exciting months, as Investors began gobbling up Bank Repos and leasing them out! The months of August thru December, 2008, show a spike in REO List Prices and Sales (GLVAR reporting a 23% Sales Increase in Sept '08, compared to Sept '07)! This, of course, is occurring in the more desireable areas with higher demand, then others. But homes were being purchased in all Las Vegas & Henderson areas! First quarter, 2009, sales have not been as high since 2006! 2010 are even Higher. So in sales are up and prices have been VERY low! Bank Owned Properties (or REO's) are selling! With an abundance of excellent, VERY LOW-PRICED, REO properties on the market, multiple offers are pouring in. Yes, people were battling to win bids by bidding up ("highest and best" offers), especially towards the end of 2009 (CASH being king). But FHA sales have also increased. Rates have been low, but now volatile (up 1/2 point First 10 days of April 2010). Nevertheless, investors are still purchasing at incredible prices! Even with interest rate volatility, rates are still LOW!!
Banks are understanding their losses and are "Dumping" their liabilities. But they also know there is an increasing demand so they're trying to get the most they can. Hence, "Highest And Best Offers" and multiple offers still play a role. But, banks also do not want to waste time with Buyers over-bidding at rediculous high amounts, knowing the property will NOT appraise at that price (and we all know banks will not loan above the appraised amount). So banks are basically selling at appraised value - so there is no waste of time on the buyer or Seller behalf. Your agent definitely needs to know the market and do there homework to know what price to offer and know how to capture the sale and get the property in escrow! So are we at a BOTTOM? Whether it is or not, and even if values drop another 5% or so, it's not a bad time to pick something up for a Long-Term HOLD!! The Las Vegas area market was hit hard, but i believe it will be one of the first areas to recover. Still, every day, thousands of people come to Vegas and people love Henderson too!
Unfortunately, however, for many, homes are being lost. Owners are being foreclosed on and now needing to rent. Current renters are being forced out of homes because their Owners/Landlords are foreclosing! And with poor credit situations, tough lender guidelines and the vanishing of "Stated Loans", many people cannot buy, but are in the market to lease properties. So those who cannot buy, need to rent from solid owners who are in it for the long haul...a "Wacky" market to say the least! Maybe a purchase of a generation? Is it time to take advantage of the downside in real estate? Those who are positioned to purchase and hold, will take advantage. Those, unable to buy, will rent. Stock Market Investment? ...Too risky. Money Market? ...ROI too low! Real Estate Investment? ...Positive Cash Flow! Buying at Low End - future appreciation!! ~Maybe time to consider!!
