How is the Real Estate Market? Are you in need to sell? Buy? The questions being asked these days is how long until the market comes back? Are we at a bottom? Well, reality is that there have been more Foreclosures then sales in the past few months. In February thru July 2008, there was a continued decrease in home values, but now a bump in sales! July thru December 2008 were exciting months, as Investors began gobbling up Bank Repos and leasing them out! The months of August - November now show a spike in REO List Prices and Sales (GLVAR reporting a 23% Sales Increase in Sept '08, compared to Sept '07)! This, of course, is occurring in the more desireable areas with higher demand, then others. But homes are being purchased in all Las Vegas & Henderson areas. The Bank Owned Properties (or REO's) are selling! With an abundance of excellent, low-priced REO properties on the market, multiple offers are pouring in. Yes, people are bidding up and battling to purchase. This is good news! But with more homes foreclosing into the months of November/December 2008, prices in some areas continue to decrease and Investors are Buying at incredible prices! Current renters are being forced out of homes because their Owners/Landlords are foreclosing! Americans have lost confidence (even with all the Fed rate Cuts) and as a result, the stock market has reached a 5 year low.
